Part 2

The paperwork we handle for you

This is the real list of documents required for a sale or rental in Chile. It’s not a list for you to sort out on your own — it’s exactly what our team processes and reviews, before it becomes a problem.


Before accepting any offer, here’s what we review and process for you:

Valid title certificate

Confirms with the Land Registry (Conservador de Bienes Raíces) that you are currently the legal owner.

Mortgage and lien certificate

Shows whether the property has debts, liens, or pending restrictions.

Non-expropriation certificate

Rules out any municipal or Serviu public works planned on the land.

Property taxes up to date

Treasury certificate confirming that property tax has been paid.

Fiscal appraisal

Issued by the SII (tax authority) and used as a value reference and for calculating taxes.

Municipal occupancy approval

Required if the building is less than 40 years old; issued by the Municipal Public Works Department.

Title study (10 years)

Our legal team reviews the property’s history for any lawsuits, errors, or hidden debts.

ID and marital status

Yours and, if applicable, your spouse’s, plus a marriage or single status certificate.

We coordinate the deadlines: most of these certificates expire between 30 and 60 days after being issued, and if a bank is financing the purchase, it usually asks for freshly issued versions. Managing that timeline without wasting time, or processing a certificate twice, is part of what we do for you.

Before handing over the keys to anyone, here’s what we prepare and verify for you:

Written rental agreement

Clearly sets out the terms, the rent, and the deposit, avoiding future disputes.

Property title certificate

Confirms that whoever is renting out the property actually has the right to do so.

Tenant income verification

Pay slips, fee receipts, or a credit report, to make sure they can pay.

Guarantor or rental insurance

Extra backup in case of late or missed rent payments.

Security deposit

Held to cover any damages or unpaid rent at the end of the contract.

Property inventory

Photographic and written record of the property’s condition when the keys are handed over.

Designed to protect you if something goes wrong: we make sure the contract has a certified date and the right clauses, so that if the tenant ever stops paying, you can act quickly and won’t be left unprotected.
